What the Roof Check looks at
Age and material
Most asphalt shingle roofs last somewhere between 15 and 40 years depending on climate and upkeep. Age is the strongest single clue.
Visible signs
Missing or curling shingles, granules in the gutters, stains on the ceiling, or a sagging roofline.
Repairs so far
One small fix is normal. Repeated repairs on an older roof usually mean you're paying twice.
Your plans
How long you expect to stay in the home changes what makes sense to spend.
What you get at the end
One of three honest answers, based only on what you told us:
- Replacement is worth pricing out. You'll see what to ask and what a fair range looks like, and you can call to talk with a local roofing company if you want to.
- A repair or inspection likely makes more sense. You'll see what to ask for. No call needed, and we won't push you toward a new roof.
- You're not the homeowner. You'll get a short summary to share with whoever makes the decision.
Before you call any roofer
- Get more than one written estimate that lists the work, materials, dates and price.
- Hire only licensed and insured contractors, and ask for proof.
- Don't pay the full cost up front, and don't pay the final amount until the work is done.
- Be wary of door-to-door offers, pressure to decide today, or cash-only deals.
- Don't sign anything you haven't read.
